Käesoleva projekti raames on Crowdestate investoritel võimalus rahastada Tammepesa 88 korteriga arendusprojekti Saue linnas Sooja tn 2. Projekti Sponsor soovib kaasata 800 000 eurot allutatud laenu, mis moodustab 59% projekti omakapitalist. Crowdestate'i investoritel on võimalus teenida 18% fikseeritud intressi aasta baasil. Tegemist on tagamata laenuga ning allutatud laenu põhisumma ja sellelt arvestatud intress makstakse investoritele välja korterite müügist laekuvast tulust peale pangalaenu tasumist ja enne omanikutulu maksmist. Projekti raames rajatakse Sooja tn 2 kinnistule kaks korterelamut - kummaski majas 44 ja kokku 88 korterit. Kortermajad on 6-korruselised, majaaluse parkimisalaga esimesel korrusel. Valdavalt 2-toalised korterid (32,5 - 41,4 m2 ja hinnavahemikus 59 900 - 80 900 eurot) on hästi läbimõeldud ruumilahendusega. Korterite keskmine müügihind on 1866 eur/m2. Tammepesa projekti näol on tegemist hästipositsioneeritud tootega, korterite hinnatase on väga soodne ja uusarenduste osas sellises hinnavahemikus 2-toaliste korterite pakkumine turul praktiliselt puudub. Tammepesa mõlema kortermaja ehitus käib ja ehituse lõpptähtaeg on juuni 2019. Investeeringu planeeritud kestus on 14 kuud. Korterite vastu on suur huvi - 25% korteritest on notariaalsete võlaõiguslike müügilepingutega müüdud.
