This is the 1st tranche of the investment opportunity for EUR 160,000. The source of reimbursement will be the sale of the houses when finalized. The houses are expected to be delivered by February-March 2023 and commissioned by June-July 2023. The second possible source of reimbursement can be refinancing from one of the banks operating in Romania.  The investment tenor for this tranche is up to 9 months, with a Project Owner’s option to extend the loan period by 6 months. The interest rate of the loan is 14% p.a.. The principal and interest payments will be made at the end of the loan period. Meie järgmise investeerimisvõimaluse eesmärk on rahastada 4 ridaelamu ehitust, mis asuvad aadressil Bucuresti tänav 56-58, Varteju, Magurele linn, Ilfovi maakond, Rumeenia, ehitustööde lõpetamist.Crowdestate'i investoritel on võimalus investeerida hüpoteegiga tagatud seeniorlaenu kogusummas 200,000 eurot, mis kaasatakse kahes osas. Investeerimisvõimaluse esimese, käesoleva, rahastusvooruga soovitakse koguda 160,000 eurot. Laenu tagasimakse allikas on valmis majade müük. Majad peaksid valmima veebruaris-märtsis 2023 ja olema kasutusele võetud juunis-juulis 2023. Teine võimalik tagasimakse allikas võib olla refinantseerimine Rumeenias tegutsevast pangast.  Laenuperioodiks on kuni 9 kuud, kusjuures Projektiomanikul on võimalus pikendada laenuperioodi 6 kuu võrra. Laenu intressimäär on 14% aastas. Põhiosa- ja intressimaksed tehakse laenuperioodi lõpus. Kui Projektiomanik kasutab laenu pikendamise õigust, on pikendatud perioodi intressimäär 16%. Laenu tagatiseks on esimese järjekoha hüpoteek maale ja olemasolevatele ehitistele, mis on erinevates arenguetappides. Tagatis hinnati Neoval Consulting'i poolt kokku 325,000 euro väärtuseks 2022. aasta oktoobris. Seega on esimese rahastusvooru LTV ~49%.

Obiectivul acestei oportunitati de investitie este finantarea finalizarii lucrarilor de constructie pentru 4 case insiruite situate in Magurele, loc.  Varteju, Str.  Bucuresti, nr. 56-58, Jud. Ilfov,  Romania. Investitorii Crowdestate vor avea oportunitatea de a investi intr-un imprumut senior pentru constructie in suma totala de 200.000 EUR, acordat in 2 transe. Aceasta este prima transa in suma de 160.000 EUR. Sursa de rambursare va fi vanzarea caselor  la momentul finalizarii acestora. Finalizarea caselor este  estimata sa se realizeze  in perioada Februarie-Martie 2023 si vanzarea acestora pana la finalul lunilor Iunie-Iulie 2023. A doua posibila sursa de rambursare poate fi refinantarea prin intermediul unei banci din Romania. Durata investitiei pentru aceasta transa este de pana la 9 luni, Sponsorul avand optiunea de a prelungi perioada cu alte 6 luni, daca va fi cazul. Rata dobanzii este de 14% pe an. Plata principalului si a dobanzii se va face la finalul perioadei imprumutului. Daca Sponsorul isi foloseste dreptul de a prelungi perioada imprumutului, rata dobanzii pentru perioada prelungita va fi de 16% pe an.Imprumutul va fi garantat cu ipoteca de rang 1 pe teren si constructiile existente. Terenul si constructiile existente, care se afla in stadii diferite de dezvoltare au fost evaluate în Octombrie 2022 pentru suma de 325.000 EUR de catre Neoval Consulting.  Prin urmare, LTV-ul pentru prima transa este de ~49%.
