Käesolevaks investeerimise võimaluseks on arendusprojekt 25 eramu ehitamiseks (Faas 1) Sura Mare vallas, Sibiu maakonnas, Transilvaania piirkonnas, Rumeenias. Crowdestate'i investoritel on võimalus investeerida hüpoteegiga tagatud ehituslaenu kogusummas. Käesoleva osamakse eesmärk on koguda 350 000 eurot, mida kasutatakse projekti esimese osamakse refinantseerimiseks.Tagasimaksmise allikaks on majade müük pärast valmimist. Investeerimisvõimaluse objektiks olevad 9 maja on müüdud majade hulgas. Majad peaksid valmima 2023. aasta detsember. Muudeks tagasimaksmise allikateks võivad olla: refinantseerimine mõnest Rumeenias tegutsevast pangast, Projektiomaniku omandis olevate teiste projektiga seotud kinnistute müük või ettevõtte muud tulud.Laenuperioodiks on kuni 4 kuud. Laenu intressimäär on 16% aastas. Põhiosa tagastatakse ja intressimakseid tehakse laenuperioodi lõpus. Laenu tagatiseks on esimese järjekoha hüpoteek kruntidele ja olemasolevatele 9 ehitisele. Lisatud hindamisakti kohaselt on tagatise hinnanguline turuväärtus min. 1,088,140 eurot (min. EUR 120,905/1 maja). Seega on maksimaalne LTV 32%.

Acest proiect de investitii imobiliare este un proiect de dezvoltare a unui numar total de 25 de case individuale (Faza 1) situate in loc. Sura Mare, Jud. Sibiu, Transilvania, Romania. Investitorii Crowdestate vor avea oportunitatea de a investi intr-un imprumut senior pentru constructie. Scopul acestei noi transe este de a colecta 350.000 EUR care vor fi utilizati pentru refinantarea primei transe a acestui proiect.Sursa de rambursare va fi vanzarea caselor la momentul finalizarii acestora. Cele 9 case care fac obiectul acestei oportunitati de investitie sunt toate pre-contractate. Finalizarea caselor este estimata sa se realizeze pana la finalul lunii Decembrie 2023. Alte posibile surse de rambursare pot fi refinantarea prin intermediul unei banci din Romania, vanzarea altor loturi de teren detinute de Sponsor, care se afla in cadrul aceluiasi proiect sau din veniturile obtinute de companie din finalizarea altor proiecte curente.Durata investitiei pentru aceasta transa este de pana la 4 luni. Rata dobanzii este de 16% pe an. Plata principalului si a dobanzii se va face la finalul perioadei imprumutului. Imprumutul va fi garantat cu ipoteca de rang 1 pe loturile de teren si cele 9 constructiile existente. Conform ultimului raport de evaluare atasat, valoarea minima de piata a garantiei prezentate se ridica la suma de EUR 1,088,140 (min. EUR 120,905/1 casa plus teren aferent). Prin urmare, LTV-ul maxim dupa aceasta transa va fi de 32%.
