Käesolev investeerimisvõimalus on osa Tammelehe (Tabasalu alevik, Harku vald, Harjumaa) tänava ridaelamute arendusprojektist, mis koosneb 3-st eraldiseisvast kinnistust, millest esimeses etapis valmib käesoleva aasta sügisel esimene 6 korteriga ridamaja aadressil Tammelehe 2 ja mida on rahastanud ka Crowdestate'i investorid. Tammelehe 2 on müüdud ning ootab ehitustööde lõppu, et saaks tehingud lõpuni viia ja korteriomandid üle anda. Ehitusluba on väljastatatud veel kahe 6 korteriga ridaelamu rajamiseks Tammelehe 4 ja Tammelehe 6 aadressidel, millest esimese ehitamiseks soovib Sponsor kaasata kapitali taas Crowdestate'i investoritelt.Käesoleva ühisrahastuskampaania eesmärgiks on rahastada Tammelehe tn. 4 asuva, 6 korteriga ridaelamu ehitusfinantseerimist kogusummas kuni 721 800 eurot. Ehitust finantseeritakse etappidena, mis vastab ehituse akteeritud tööde mahule ja maksegraafikule. Iga etapi rahastamisega seonduvalt toimub projekti tagatisvara väärtuse järk-järguline kasv kuni ridaelamu valmimiseni. Käesoleva, järjekorras teise etapi finantseerimismaht on 225 000 EUR, laen on tagatud 1. jrk. hüpoteegiga kinnistule ja fikseeritud intressimääraks on 12,0% aasta baasil. Laenulepingu tähtajaks on kavandatud 10 kuud, millele lisandub optsioon Sponsori poolt ühepoolselt laenuperioodi kuni 4 kuu võrra pikendada ning millisel juhul maksab Sponsor pikendusperioodi vältel laenujäägilt lisanduvad 2% intressi.
