If the Sponsor uses the right to extend the loan, the interest rate for extension rate is 15%. Prin intermediul acestei oportunitati de investitie, investitorii Crowdestate vor avea oportunitatea de a investi intr-un imprumut senior pentru constructie in suma totala de 450.000 EUR acordat in 4 transe. Prima transa in suma de 120.000 EUR a fost finantata in Iunie 2022, iar a doua transa în valoare de 107.700 EUR a fost finantata in Iulie-August 2022. Aceasta va fi a treia transa de finantare in cadrul proiectului in suma de 62.300 EUR.Scopul imprumutului este finantarea capitalului necesar pentru lucrarile de constructie aflate deja in derulare, finalizarea lucrarilor aferente utilitatilor si a lucrarilor de amenajare si peisagistica pentru faza a doua a proiectului, denumit ‘’The Lake Home”, compus din 39 apartamente aferente blocului B1 situat in Mun. Sibiu, Str. Tractorului, nr. 12, Jud. Sibiu, Romania. Aceasta va fi faza 2 a proiectului, proiect care cuprinde un numar total de 494 apartamente, 34 vile, 1 gradinita, 1 centru sport &amp; spa si 3 restaurante pe o suprafata totala de teren ~53.000 mp din care ~20,000 mp de parc si zona verde. Faza 1 a cuprins 42 apartamente care au fost finalizate si aproape vandute ( &gt;85% din totalul apartamentelor) in Aprilie 2022.Pentru a garanta a treia trasa in valoare de 62.300 EUR, Sponsorul ofera ipoteca de rangul 2 pe doua loturi de teren, care vor fi utilizate de catre Sponsor pentru dezvoltarea unui viitor proiect rezidential, in suprafata totala de 5350 mp (2600 mp &amp; 2750 mp) situate in orasul Sibiu si ipoteca de rang 3 asupra unui penthouse deja finalizat din cadrul aceluiasi proiect, respectiv Faza 1 (penthouse dezvoltat pe 2 etaje). Conform rapoartelor de evaluare atasate, valoarea de piata minima a celor 2 loturi de teren este de 256.800 EUR (raport intocmit de Neoconsult Valuation Romania), iar cea a penthouse-ului este de 257.000 EUR (raport intocmit de catre Nai Romania, Appraisal and Valuation). Prin urmare, valoarea totala a activelor disponibile pentru garantarea acestei noi transe de finantare ofera investitorilor celei de a treia transe un LTV de 43%.Durata investitiei pentru aceasta transa este de 14 luni, Sponsorul avand optiunea de a prelungi perioada cu alte 4 luni, daca va fi cazul.  Rata dobanzii este de 13% pe an. Daca Sponsorul isi foloseste dreptul de a prelungi perioada imprumutului, rata dobanzii pentru perioada prelungita va fi de 15% pe an.  Plata principalului si a dobanzii se va face la finalul perioadei imprumutului. Platile se vor face din vanzarea apartamentelor in curs de dezvoltare din Faza 2, la finalizarea acestora, vanzarea apartamentului de tip penthouse deja finalizat din cadrul Fazei 1 adus în garantie de catre dezvoltator,  vanzarea altor active/terenuri detinute de companie,  refinantare de la o banca locala sau alt creditor sau din profitul aferent activitatii operationale ale companiei.
