There is a strong demand for small rental apartments in the area. The sponsor plans to change the interior layout of the building and then sell serviced apartments to investors.After the construction work there will be 14 serviced apartments ranging in size from 12.7 to 32.9 m2 and total sellable area is 273.5 m2. A building permit for converting the building into serviced apartments has been issued in January 2020.Loans from Crowdestate investors will be secured by a first mortgage on Väike kaar 33c property with a market value of EUR 300,000. The loan maturity is up to 12 months, an interest rate of 10.5% per annum and interest is payable at the end of the period or together with loan principal by signing of real right contracts. Loan will be repaid from apartment sales revenue.In addition to the current funding round, the Sponsor intends to finance construction work in following rounds in an amount of approx. EUR 170,000.

Uue projekti raames pakume investoritele võimalust rahastada Tartus Väike kaar 33c asuva büroohoone soetamist ja ümberehitamist lühiajalise majutuse hooneks. Praeguse rahastamisvooruga soovib Sponsor kaasata 175 000 eurot, et finantseerida kinnistu väljaostu. Hoone asub Tartu Tammelinna linnaosas, u. 200 m kaugusel Tartu Maarjamõisa meditsiinilinnakust. Sponsoril on plaan muuta hoone sisemist ruumijaotust, ehitada välja külaliskorterid ja seejärel need maha müüa. Piirkonnas on suur nõudlus väikeste üürikorterite järele. Hoones saab olema 14 külaliskorterit suurustega 12,7 - 32,9 m2 ja kogu müüdav pind on 273,5 m2. Keskmine korteri suurus on 19,5 m2. Ehitusluba majutushoonena ümberehitamiseks on olemas. Crowdestate investorite poolt antavate laenude tagatiseks seatakse 1.jrk hüpoteek Väike kaar 33c kinnistule, mille turuväärtuseks on hinnatud 300 000 eurot. Laenu kestuseks on kuni 12 kuud, intressimäär 10,5% aastas ja intress makstakse ühekordse maksena perioodi lõpus või korteriomandite asjaõiguslike müügilepingute sõlmimisel koos laenu põhiosaga.  Lisaks praegusele soovib Sponsor järgmistes voorudes rahastada ka hoone ümberehitustöid mahus u. 170 000 eurot.

Il nostro nuovo progetto offre agli investitori l'opportunità di finanziare l'acquisizione e la modifica di uno stabile commerciale situato a Tartu (la seconda città più grande dell'Estonia). La società prevede di trasformare l'immobile in un edificio per soggiorni abitativi a breve termine. Con questa campagna lo Sponsor intende raccogliere 175.000 euro per finanziare l'acquisto dell'immobile.L'edificio si trova nel quartiere di Tammelinna, a circa 200m dall'ospedale universitario di Tartu (Maarjamõisa). C'è una forte richiesta di piccoli appartamenti in affitto nella zona. Lo sponsor prevede di modificare la struttura interna dell'edificio e di vendere gli appartamenti. L'edificio avrà 14 appartamenti di dimensioni comprese tra 12 e 32 m2 e lo spazio totale vendibile è di 273,5 m2.È già stata rilasciata una licenza edilizia per la conversione dell'edificio in appartamenti. I prestiti degli investitori di Crowdestate saranno garantiti da una prima ipoteca sulla proprietà che ha un valore di mercato di 300.000 euro. Il prestito ha durata di 12 mesi, un tasso d'interesse del 10,5% annuo e i primi interessi saranno pagabili in 12 mesi. Il prestito sarà ripagato con i ricavi delle vendite degli appartamenti. Oltre all'attuale round di finanziamento, lo Sponsor intende richiedere successivamente un ulteriore finanziamento di 170.000 euro per ultimare i lavori di costruzione.
