Crowdestate investors have financed the acquisition and rebuilding of the office-building located at Väike kaar 33c in Tartu (second largest city in Estonia). Total investment amount was EUR 345,000. Construction work has been completed and 14 serviced apartments are ready. During January 2021, the Sponsor will enter into real right contracts with 6 apartment buyers. 2 more apartments will be sold in March and May 2021. The Sponsor wants to keep 6 apartments and, once the permit of use has been issued, rent them out and refinance Crowdestate investors' loan in 12 months at the latest. In this context, the Sponsor has offered the opportunity to partially refinance, in the amount of EUR 250,000, previous loans from Crowdestate investors.The building is located in Tammelinna district approx. 200 m from Tartu University Hospital (Maarjamõisa). There is a strong demand for small rental apartments in the area. The construction has been completed and the Sponsor is obliged to obtain a permit of use by June 30th, 2021 at the latest. The attached pictures of the interior were taken on January 19th, 2021.There are total of 14 serviced apartments ranging in size from 12.7 to 32.9 m2 and total sellable area is 280.1 m2. 8 notarized pre-sales contracts has been signed. Loans from Crowdestate investors will be secured by a first mortgage on Väike kaar 33c eight apartments with toal area of 170.6 m2 and market value EUR 402,000. Investors' risk will be EUR 1465 per m2 and LTV is 62%. The loan maturity is up to 12 months, interest rate is 10% per annum and interest is payable at the end of the period or together with loan principal by signing of real right contracts. Loan will be repaid from apartment sales revenue or/and in refinancing with long-term bank loan.

Crowdestate investorid on rahastanud Tartus Väike kaar 33c asuva büroohoone soetust ja ehitust summas 345 000 eurot. Sponsor ehitas endise büroohoone ümber lühiajalise majutuse hooneks, kus on 14 külaliskorterit. Ehitustööd on lõppenud ja 2021.a. jaanuari jooksul sõlmib Sponsor asjaõiguslikud müügilepingud 6 korteri ostjaga. Kahe korteri ostjaga sõlmitakse asjaõiguslikud müügilepingud hiljemalt 2021.a. märtsis ja mais. Ülejäänud 6 korterit soovib Sponsor jätte oma kasutusse. Sellega seoses on Sponsor pakkunud võimalust refinantseerida osaliselt, summas 250 000 eurot, Crowdestate investorite varasemad laenud.  Hoone asub Tartu Tammelinna linnaosas, u. 200 m kaugusel Tartu Maarjamõisa meditsiinilinnakust. Sponsor on muutnud hoone sisemist ruumijaotust ja ehitanud välja külaliskorterid. Piirkonnas on suur nõudlus väikeste üürikorterite järele. Ehitustööd on lõpetatud ja lepinguliselt on Sponsoril kohustus saada kasutusluba hiljemalt 30.juuniks 2021. Lisas olevad siseruumi pildid on tehtud 19.01.2021.Hoones on kokku 14 külaliskorterit suurustega 12,7 - 32,9 m2 ja kogu müüdav pind on 280,1 m2. Keskmine korteri suurus on 20 m2. Võlaõiguslikud lepingud on sõlmitud 8 korteri müügiks.Crowdestate investorite poolt antavate laenude tagatiseks seatakse 1.jrk hüpoteek Väike kaar 33c kaheksale korteriomandile suurusega kokku 170,6 m2, Kaheksa korteri turuväärtus on 402 000 eurot. Investorite laenurisk on 1465 eur/m2 ja LTV 62%. Laenu kestuseks on kuni 12 kuud, intressimäär 10% aastas ja intress makstakse ühekordse maksena perioodi lõpus või korteriomandite asjaõiguslike müügilepingute sõlmimisel koos laenu põhiosaga.

Gli investitori di Crowdestate hanno finanziato l'acquisizione e la ricostruzione dell'edificio destinato ad uso commerciale situato a Väike kaar 33c a Tartu (la seconda città più grande dell'Estonia). L'importo totale dell'investimento è stato di 345.000 euro. I lavori di costruzione sono stati completati e 14 unità sono già pronte. Durante Gennaio 2021, lo Sponsor stipulerà i primi contratti per la vendita di 6 appartamenti. Altri 2 appartamenti saranno venduti a marzo e maggio 2021. Lo Sponsor ha intenzione mantenere 6 appartamenti e, una volta rilasciato il permesso di utilizzo, affittarli e rifinanziare il prestito degli investitori di Crowdestate entro 12 mesi. In questo contesto, lo Sponsor ha offerto la possibilità di rifinanziare parzialmente, per un importo di 250.000 euro, i precedenti prestiti erogati degli investitori di Crowdestate. L'edificio si trova nel quartiere Tammelinna a circa 200 m dall'ospedale universitario di Tartu (Maarjamõisa). In questa zona, c’è una forte domanda per l’affitto appartamenti di piccole dimensioni. La costruzione è stata completata e lo Sponsor è obbligato ad ottenere un permesso di utilizzo entro e non oltre il 30 giugno 2021. Ci sono in totale 14 appartamenti di dimensioni comprese tra 12,7 e 32,9 m2 e la superficie totale vendibile è di 280,1 m2. Sono già stati firmati 8 contratti preliminari autenticati. I prestiti degli investitori di Crowdestate sono garantiti da una prima ipoteca di primo grado su otto di questi appartamenti con una superficie totale di 170,6 m2 e un valore di mercato pari a 402.000 euro. L’esposizione al rischio per investitori è di 1465 € per m2, con un LTV è del 62%. La scadenza del prestito è prevista entro 12 mesi, il tasso di interesse è del 10% annuo e gli interessi sono pagabili alla fine del periodo. Il prestito sarà rimborsato dai proventi della vendita degli appartamenti o/e tramite il rifinanziamento con un prestito bancario a lungo termine.
