Estimated future value of the house, when the construction work is completed, is 412,000 euros.The loan will be secured by a first mortgage on Väljamaa tee 6 property. LTV of the project is 49.4%. Projekti omanik (TM Infra OÜ) on finantseerinud Väljamaa tee 6 ühepereelamu ehitust seni omavahenditest ja praegu soovib võtta 160 000 eurot laenu kapitali vabastamiseks. Esimeses voorus oli väljastatud laen 112 500 eurot ja praeguses teises voorus 47 500 eurot. Elamu ehitusvalmidus on hetkel u. 75% ja tagatisvara hinnatud turuväärtus on 324 000 eurot. Laenusumma tagastatakse Väljamaa tee 6 kinnistu müügitulust peale ühepereelamu ehituse lõppu. Tulevikuväärtus kui ehitustööd on lõpetatud on 412 000 eurot. Laen on tagatud esimese järjekoha hüpoteegiga Väljamaa tee 6 kinnistule. Projekti LTV on 49,4%. Maja on ehitusjärgus: majakarp on valmis, uksed ja aknad on ees, käivad siseviimistlustööd.Laenu intress on 11% p.a. ja investeerimisperiood on kuni 9 kuud. Investorid on varem rahastanud sama arendaja Väljamaa tee 11 ja 12 projekti. Projektist väljumine toimus korrektselt ja tähtaegselt.
