Sales price is 230,000 euros. Investors' loans are secured by a first-rank joint mortgage on Veeru St. 8, 10 and 12 properties. Total market value of unbuilt properties before the start of the funding was 156,000 euros. LTV of the project will be below 70% during the project.Interest rate is 13% p.a. Interest is payable as a lump sum at the end of the period or on the sale of apartments. Investment period is up to 3 months. Crowdestate investors have funded the construction of adjacent Veeru tee 2, 4 and 6 private houses of the same size and style. The project owner has transferred ownership of the first house and repayed part of the loan. Next two houses will be transferred to new owners during April 2023.

Ehituse tähtaeg on aprill/mai 2023. Veeru tee 8, 10 ja 12 kinnistud asuvad Elva külje all, Uuta külas, u. 20 km (15 minutit autosõitu) kaugusel Tartu kesklinnast. Tegemist on u. 40 elamumaa krundist koosneva arendusega, kus on uued või ehitusjärgus elamud. Poed, lasteaed ja kool asuvad 1 - 4 km raadiuses. Hoonestamata kinnistute turuväärtus rahastamise alguse hetkel oli 156 000 eurot. LTV ei ületa projekti kehtivuse aja jooksul 70%.Laenudelt arvestatakse intressi 13% aasta baasil. Intress makstakse välja ühekordse maksena perioodi lõpus või korteriomandite müümisel. Laenude tagasimakse allikaks on majade müügitulu. Laenuperiood on 3 kuud. Crowdestate investorid on rahastanud sama projektiomaniku Veeru tee 2, 4 ja 6 elamute ehitust. Esimene maja on müüdud ja investorite laen tagasi makstud. Järgmise kahe maja asjaõigusliku müügilepingu sõlmimine toimub 2023.a aprilli jooksul.
