A total of EUR 1,160,000 was raised under four Crowdestate campaigns. To date, the Sponsor has sold 23 plots and fully repaid the first round investors' loans of EUR 500,000 plus interest and partly the second round loan. The final return (IRR) for the first round was 16.3%. Due to the successful sale of the Veskimöldre-2 plots at higher than initially expected prices and the need to release equity (in particular to finance the construction of shopping center at Instituudi tee 132 property), the Sponsor has decided to offer an additional investment opportunity in amount of EUR 700,000. Amount raised within the current fifth round is EUR 400,000.New loan will be secured by a 4th rank joint mortgage on 94 residential plots (total 152,448 m2) market value at EUR 7.95 million (excluding VAT). The outstanding senior loan amounts to EUR 3.0 million (secured by 1st and 2nd mortgage) and Crowdestate investors' loans secured by 3rd mortgage is EUR 630,000. Price list and real transaction prices are about 15% higher than the appraised market value. In addition to the mortgage, parent company Brave Capital OÜ has issued a guarantee of EUR 200,000. Crowdestate'i investorid on rahastanud <a href="https://www.veskimöldre.ee/" target="">Veskimöldre-2</a> elamukruntide tagatisel Sponsori investeerimiskohustust uue Koru põhikooli-lasteaia ehitamisel. Nelja vooru raames kaasati kokku 1 160 000 eurot. Praeguseks on Sponsor müünud 23 kinnistut ja tagastanud tervenisti esimese vooru investorite laenud summas 500 000 eurot ja intressi ning osaliselt teise vooru laenu. Esimese rahastamisvooru lõplikuks tootluseks (IRR) kujunes 16,3%.  Tulenevalt Veskimöldre 2 kruntide edukast müügist ning vajadusest vabastada omakapitali (eelkõige Instituudi tee 132 kaubanduskeskuse ehituse finantseerimiseks) pakub Sponsor kinnistute tagatisel täiendavat investeerimisvõimalust summas 700 000 eurot. Koos täiendava summaga oleks Crowdestate'i investorite laen 1 330 000 eurot. Praeguse rahastamisvooruga soovitakse kaasata 400 000 eurot.Investeering on tagatud 4. järjekoha ühishüpoteegiga 94 elamumaa kinnistule (152 448 m2) hinnatud väärtuses 7,95 miljonit eurot (ilma käibemaksuta). Esimese ja teise järjekohaga tagatava seeniorlaenu jääk on 3,0 miljonit eurot ning kolmanda järjekohaga tagatud Crowdestate investorite laenude jääk on 630 000 eurot. Intressimaksed on kvartaalsed ja laenu põhisumma tagastatakse Veskimöldre-2 piirkonna üksikelamute ja ridaelamute kruntide müügitulust – iga asjaõigusliku müügilepingu sõlmimisel makstakse Crowdestate’i investoritele 30% kinnistu käibemaksuta hinnast. Investeerimisvõimaluse kestus on kuni 27 kuud. Kvartaalsete intressimaksetega laenu oodatav tootlus (IRR) on 15,9%.Veskimöldre-2 elupiirkonna arendus hõlmab 170 ühepereelamu krunti, ridamaja krunte (121 ridamaja boksi), lisaks rajatakse piirkonda supermarket, söögikohad, terviserajad, koolimaja. Elamukruntide hinnad on vahemikus 90 000 - 160 000 eurot (keskmiselt 120 000 eurot) ja müümata kruntide keskmine suurus on 1623 m2.

Gli investitori di Crowdestate hanno già finanziato l' investimento dello Sponsor nella costruzione della nuova scuola elementare Koru nella zona residenziale di Veskimöldre 2. La raccolta totale è stata di 1.160.000 euro in quattro tranche sulla piattaforma di Crowdestate. Ad oggi, lo Sponsor ha venduto 23 lotti e ha rimborsato completamente i capitali e gli interessi degli investitori della prima tranche di 500.000 EUR ed , in parte , la seconda tranche. Il rendimento finale (IRR) per la prima tranche è stato del 16,3%. A causa della vendita dei lotti di Veskimöldre 2 a prezzi superiori a quelli inizialmente previsti e della necessità di liberare capitale proprio (in particolare per finanziare la costruzione del centro commerciale presso l'immobile Instituudi tee 132), lo Sponsor ha deciso di offrire un'ulteriore opportunità di investimento per un importo di 700.000 Euro. L'importo raccolto nell'ambito dell'attuale quinto round è di 400.000 euro. Il nuovo prestito sarà garantito da un'ipoteca congiunta di 4° grado su 94 lotti residenziali (totale 152.448 m2) per un valore di mercato di 7,95 milioni di euro (IVA esclusa). Il prestito senior in essere ammonta a 3,0 milioni di euro (garantiti dalla prima e dalla seconda ipoteca) e i prestiti degli investitori di Crowdestate garantiti dalla terza ipoteca sono pari a 630.000 euro. Pertanto, un totale di 3,63 milioni di euro è il debito prima del nuovo prestito di 700.000 euro. Con un ulteriore prestito di 700.000 EUR, il LTV del progetto sarà del 55% (il rapporto tra il capitale del prestito e il valore di mercato di 94 lotti). La stima del valore di mercato è di ottobre 2017. I prezzi di listino e i prezzi delle transazioni reali sono circa il 15% superiori al valore di mercato stimato. Oltre al mutuo, la società madre Brave Capital OÜ ha emesso una garanzia di 200.000 euro.
