The final return (IRR) for the first round was 16.3%. Due to the successful sale of the Veskimöldre-2 plots at higher than initially expected prices and the need to release equity (in particular to finance the construction of shopping center at Instituudi tee 132 property), the Sponsor has decided to offer an additional investment opportunity in amount of EUR 197,000. Together with the additional amount, Crowdestate investors' loan balance is EUR 1,167,000Loans are secured by a mortgage on 89 residential plots (total 143,311 m2) market value at EUR 7.4 million (excluding VAT). The outstanding senior loan balance is EUR 2.94 million (secured by 1st and 2nd mortgage). Crowdestate investors' loans are secured by next mortgages after the senior loan. Crowdestate'i investorid on rahastanud <a href="https://www.veskimöldre.ee/" target="">Veskimöldre-2</a> elamukruntide tagatisel Sponsori investeerimiskohustust uue Koru põhikooli-lasteaia ehitamisel. Praeguseks on Sponsor müünud 28 kinnistut ja tagastanud tervenisti esimese vooru investorite laenud summas 500 000 eurot ja intressi ning teise vooru laenu on tasutud summas 193 000 eurot. Esimese rahastamisvooru lõplikuks tootluseks (IRR) kujunes 16,3%.  Tulenevalt Veskimöldre 2 kruntide edukast müügist ning vajadusest vabastada omakapitali (eelkõige Instituudi tee 132 kaubanduskeskuse ehituse finantseerimiseks) pakub Sponsor kinnistute tagatisel täiendavat investeerimisvõimalust summas 197 000 eurot. Koos täiendava summaga oleks Crowdestate'i investorite laenud kokku 1 167 000 eurot. Investeering tagatiseks on 89 elamumaa kinnistut kogupindalaga 143 311 m2 ja hinnatud väärtuses 7,4 miljonit eurot (ilma käibemaksuta). Esimese ja teise järjekohaga tagatava seeniorlaenu jääk on 2,94 miljonit eurot ning peale seeniorlaenu olevate Crowdestate investorite kõikide laenude (sh. käesoleva 7. vooru laenu) jääk on 1 167 000 eurot ning projekti LTV on 55,6% (hüpoteekidega tagatud laenude põhiosa jäägi suhe hinnatud 89 kinnistu väärtusesse). Turuväärtuse hinnang pärineb 2017.a. oktoobrist. Hinnakiri ja viimased tehinguhinnad on olnud keskmiselt 15% kõrgemad kui hinnatud väärtus. Lisaks hüpoteegile on kontserni emaettevõtte Brave Capital OÜ andnud käenduse summas 200 000 eurot. Käendust ei ole tagatisvara väärtuse hulka arvestatud.Eriolukorra järgselt on Sponsor müünud kaks kinnistut hinnatasemelt, mis vastab äriplaanile ja kehtivale hinnakirjale. Crowdestate'i investorite laenult makstakse intressi 15% aasta baasil. Intressimaksed on kvartaalsed ja laenu põhisumma tagastatakse Veskimöldre-2 piirkonna üksikelamute ja ridaelamute kruntide müügitulust – iga asjaõigusliku müügilepingu sõlmimisel makstakse Crowdestate’i investoritele 30% kinnistu käibemaksuta hinnast.  Investeerimisvõimaluse kestus on kuni 23 kuud. Kvartaalsete intressimaksetega laenu oodatav tootlus (IRR) on 15,9%.Veskimöldre-2 elupiirkonna arendus hõlmab 170 ühepereelamu krunti, ridamaja krunte (121 ridamaja boksi), lisaks rajatakse piirkonda supermarket, söögikohad, terviserajad, koolimaja. Elamukruntide hinnad on vahemikus 90 000 - 160 000 eurot (keskmiselt 120 000 eurot) ja müümata kruntide keskmine suurus on 1623 m2.

Gli investitori di Crowdestate hanno già finanziato l' investimento dello Sponsor nella costruzione della nuova scuola elementare Koru nella zona residenziale di Veskimöldre 2. La raccolta totale è stata di 1.160.000 euro in quattro tranche sulla piattaforma di Crowdestate. Ad oggi, lo Sponsor ha venduto 28 lotti e ha rimborsato completamente i capitali e gli interessi degli investitori della prima tranche di 500.000 EUR ed , in parte (EUR 193,000), la seconda tranche. Il rendimento finale (IRR) per la prima tranche è stato del 16,3%. A causa della vendita dei lotti di Veskimöldre 2 a prezzi superiori a quelli inizialmente previsti e della necessità di liberare capitale proprio (in particolare per finanziare la costruzione del centro commerciale presso l'immobile Instituudi tee 132), lo Sponsor ha deciso di offrire un'ulteriore opportunità di investimento per un importo di 197.000 Euro. I prestiti sono garantiti da un'ipoteca su 89 lotti residenziali (in totale 143.311 m2) con un valore di mercato pari a 7,4 milioni di euro (IVA esclusa). Il saldo dei prestiti senior corrisponde a 2,94 milioni di euro (garantiti da 1° e 2° ipoteca). I prestiti degli investitori sono garantiti dalle ipoteche successive al prestito senior. Il totale dei prestiti degli investitori di Crowdestate (inclusa l'attuale settima tranche) ammonta a 1.167.000 EUR e il LTV del Progetto è pari al 55,6% (ossia il rapporto tra l'importo del prestito e il valore di mercato degli 89 lotti). La stima del valore di mercato fa riferimento al mese di ottobre 2017. I prezzi di listino e i prezzi delle transazioni reali sono superiori di circa il 15% rispetto al valore di mercato stimato. Oltre al mutuo, la società madre Brave Capital OÜ ha emesso una garanzia di 200.000 euro. Quest'ultimo dato non è incluso nel valore della garanzia reale. Anche a seguito alla situazione di emergenza di Covid-19, lo Sponsor ha venduto due immobili a un livello di prezzo in linea con quello stabilito nel business plan e al listino prezzi attuale. Il prestito degli investitori di Crowdestate ha un tasso d'interesse del 15% annuo. I pagamenti degli interessi sono trimestrali e l'importo principale sarà restituito dal reddito di vendita dei lotti residenziali di Veskimöldre-2 ; il 30% del valore di vendita (IVA esclusa) di ogni lotto sarà trasferito come rimborso del prestito degli investitori di Crowdestate. La durata è di 23 mesi. Il rendimento atteso (IRR) su un prestito con pagamento di interessi trimestrali è del 15,9% annuo. Lo sviluppo della zona residenziale Veskimöldre-2 comprende 170 lotti per case unifamiliari, 121 appartamenti a schiera (case bifamiliari), un supermercato, punti di ristoro, sentieri della salute, scuola.
