The repayment date of the loan is expected within 15 months, by December 2021. The sponsor has the possibility to repay the loan earlier, in the event that the renovation and sales of the apartments proceed faster than planned.The loan is secured by a pledge on 50% of the shares of the Sponsor company.

Il progetto Via Torino 37, Sesto S.G, Milano prevede la completa ristrutturazione di una palazzina cielo-terra di quattro piani fuori terra,  suddivisa in 8 appartamenti e posizionata nelle immediate prossimità di Milano, a Sesto San Giovanni. Lo spazio totale su cui si sviluppa il progetto è di circa 640 m2 di aree residenziali, oltre agli spazi comuni e alle aree esterne. . La società Sponsor del progetto, la GC Immobiliare, ha siglato un compromesso per acquistare l’immobile entro la fine di Ottobre 2020 e procederà subito dopo con i lavori di ristrutturazione.  Il valore contenuto di acquisto dell’intero immobile, unito ai recenti incentivi introdotti dal governo sulle ristrutturazioni edilizie e alla zona strategica che ha visto lievitare i prezzi di vendita negli ultimi anni, concorrono a rendere l’opportunità di investimento molto interessante.In aggiunta a questo, lo Sponsor ha già venduto su carta due appartamenti, per un valore di 450.000 Euro.Tramite questa raccolta lo Sponsor ricerca tramite Crowdestate una parte di capitale necessario parte dell’acquisto dell’immobile. Eventualmente, lo Sponsor potrà proporre una seconda raccolta, una volta completato l'acquisto dell'immobile, per finanziare una parte dei lavori di ristrutturazione.Il costo totale del progetto è di 1.480.000 Euro circa e lo Sponsor contribuisce con una importante quota di equity di 750.000 Euro. Il prestito in crowdfunding contribuisce con una quota massima di 500.000 Euro (diviso in più tranche). I restanti fondi sono rappresentati da anticipi sulle vendite per almeno altri 250.000 Euro. Il ritorno previsto per gli investitori è dell'11% su base annua con pagamento degli interessi su base trimestrale (IRR 11.5%). La data di rientro del prestito è attesa entro 15 mesi, entro Dicembre 2021. Lo sponsor ha la possibilità di rientrare anticipatamente del prestito, nel caso in cui le vendite degli appartamenti procedessero più velocemente rispetto a quanto pianificato. Il prestito è garantito da un pegno sul 50% delle quote della società Sponsor.
