Käesolevaks investeerimisvõimaluseks on kinnisvara arendusprojekt kahe 3-korruselise ning 24 korteriga korterelamu rajamiseks. Projekti Sponsor soovib kaaasata 70,000 eurot ehitustööde jätkamiseks. Projekt asub kaunis kuurortlinnas Jurmalas, 300 meetri kaugusel lõputu valge liivarannaga Läänemere rannikust. Crowdestate'i investorid on varem aidanud rahastada arendusmaa krundi soetamist ning ehitustööde alustamist kokku summas ca. EUR 500,000 Hetkel on kõik ettevalmistustööd lõpetatud ning ehitustööd on alanud. Ca. 50% vundamenditöödest on lõpetatud. Antud rahastamisvooru fikseeritud intressimäär on 13% aastas. Laen tagastatakse ja kogunenud intress tasutakse ehitatud korteri üksuste müügilt 11-kuulise laenuperioodi lõpus või varem pärast vastvalminud korterite müüki. Laenu tagatiseks on 1. järjekoha hüpoteek arendatavale kinnistule aadressiga Pumpura iela 3A kinnistule. 4 594 m2 maatüki turuväärtus on 811 000 eurot ning kinnistul on ehitustöid tehtud EUR 270,000 väärtuses. Vastavalt sellele on käesoleva rahastusvooru LTV 53%.
