The property's market value is EUR 1,230,000 and the maximum LTV after the 3rd tranche will be ~40%. The loan is secured by a 3rd rank mortgage. The first 2 rank mortgages are held by Crowdestate investors from the first two funding rounds. The investment period for this tranche is up to 11 months. Meie järgmise projekti raames on Crowdestate'i investoritel võimalus investeerida hüpoteegiga tagatud laenu kogusummas 500,000 eurot, mis on korraldatud 3-4 rahastusvooruna. Eelnevalt on kaks rahastusvooru kaudu kokku investeeritud 300,100 eurot. Käesoleva rahastusvooru suuruseks on 199,900 eurot. Kaasatud vahandeid kavatseb Projektiomanik kasutada käibekapitalina ja pakub laenu tagamiseks hüpoteeki äripinnale, mis asub Prejmeri kommuunis, Brasovi maakonnas. See on 14 km kaugusel Brasovi linnast, suurepärases piirkonnas, kus on mägimaastik ja järved. Kinnistul on kokku 40,907 m2 suurune maa-ala, 2 hoonet ja 22 kalatiiki. Kinnistu turuväärtus on 1,230,000 eurot. Seega on maksimaalne LTV pärast kolm rahastamisvooru ~40%. Laen on tagatud 3. järgu hüpoteegiga (kõrgemad järgud tagavad 1. ja 2. rahastusvooru investorite laenusid). Investeeringu kestus on kuni 11 kuud. Intressimäär on 15% aastas ja intressimaksed on kvartaalsed. Põhiosa makstakse tagasi laenuperioodi lõpus Projektiomaniku teiste projektide müügitulust, kinnistu ja/või muude varade müügist, tegevustuludest või refinantseerimisel.

Prin intermediul acestui proiect, investitorii Crowdestate vor avea oportunitatea de a investi intr-un imprumut senior cu ipoteca in suma totala de 500.000 EUR, acordat în 3-4 transe. In prezent, soldul total al imprumutului finantat prin platforma Crowdestate este de 300.100 EUR prin cele 2 transe anterioare. Aceasta va fi a treia transa de finantare in cadrul proiectul, in suma de 199.900 EUR.  Sponsorul intentioneaza sa isi finanteze alte proiecte si ofera drept garantie o proprietate situata in comuna Prejmer, Jud. Brasov. Aceasta este situata la 14 km distanta de centrul orasului Brasov intr-o zona superba cu peisaje montane si lacuri. Proprietatea este alcatuita din 40.907 mp de teren intravilan, 2 cladiri si 22 bazine piscicole. Valoarea de piata minima a proprietatii este de 1.230.000 EUR, prin urmare LTV-ul maxim dupa finantarea transei 3 va fi de ~40%.Imprumutul este garantat prin intermediul unei ipoteci de rang 3 asupra proprietatii. Ipotecile de prim rang si rang doi sunt detinute tot de investitorii Crowdestate din primele 2 transe de finantare. Rata dobanzii este fixa de 15% p.a., iar perioada imprumutului pana la 11 luni. Dobanda va fi platita trimestrial.Imprumutul va fi rambursat la maturitate, din veniturile din vanzari aferente altor proiecte ale Sponsorului, vanzarea proprietatii aduse in garantie (daca va fi cazul) si/sau a altor active, profituri operationale sau prin refinantare.
