Antud investeerimisvõimaluse eesmärgiks on Brasovis asuva vana hoone ümberehitamine 6 uue korteriga elamuks. Hoone kogupindala on 528 m2, millest kasutatav pind on 432m2 ja sisehoovi suuruseks 84m2. Crowdestate'i investoritel on võimalus investeerida esimese järjekoha hüpoteegiga tagatud arenduslaenu kokku kogusummas 330 000 eurot. Projekti finantseerimine toimub kolme rahastusvooru kaudu, vastavalt ehitustöödele ja ettemüügile. Esimese rahastusvooru suuruseks oli 180 000 eurot ja see koguti 2021.aasta juunis. Käesoleva, teise rahastusvooru suuruses on 100 000 eurot. Tagasimaksete allikaks on tulu korterite müügist. Korterid saavad eeldatavalt valmis 2022. aasta veebruaris või märtsis. Teiseks võimalikuks tagasimaksete allikaks on laenu refinantseerimine pangalaenuga. Antud projekti investeerimisperioodi pikkuseks on 10 kuud ja käesoleva rahastusvooru intressimäära suuruseks on 14.50% aastas. Laenu tagasimaksed toimuvad laenutähtaja lõpus. Korterite kiire ja eduka müügi puhul on võimalik ka ennetähtaegne projektist väljumine. Laen on tagatud teise järjekoha hüpoteegiga maale ja juba olemasolevale ehitusele. SVN Research &amp; Valuation Advisors hinnangu järgi on tagatisvara väärtuseks 555 000 eurot, ehk käesoleva rahastusvooru LTV on 50%.

Acest proiect rezidential, de tip boutique, cu regim de inaltime P+2E+Mansarda va avea o suprafata construita totala de 528 mp si o suprafata utila de 432 mp cu o curte interioara de 84 mp împreuna cu cota de 145 mp de la terenul aferent cladirii. Investitorii Crowdestate vor avea ocazia sa investeasca intr-un imprumut Senior pentru finantarea constructiei cu garantie ipotecara în valoare totala de 330.000 EUR, împartit in 3 transe pe baza progresului lucrarilor si a avansurilor încasate. Prima transa de EUR 180.000 a fost finantata in Iunie 2021 si obiectivul oportunitatii actuale de investitii, reprezentand transa a doua, este de EUR 100.000. Sursa de rambursare va fi vanzarea apartamentelor la finalizare. Apartamentele se asteapta sa fie livrate în perioada februarie - martie 2022. A doua sursa posibila de rambursare poate fi refinantarea de la una dintre bancile care opereaza în Romania. Durata investitiei pentru acest proiect este de pana la 10 luni. Rata dobanzii este de 14.50% pe an si va fi platita la vanzarea obiectivului, partial sau integral, odata cu rambursarea principalului, dar nu mai tarziu de maturitatea imprumutului. Imprumutul va fi garantat cu ipoteca de rangul II asupra terenului si cladirii existente (de asemenea, ipoteca de rangul I a fost semnata tot in favoarea investitorilor de pe platforma Crowdestate). Valoarea investitiei actuale a proiectului incluzand aici terenul si constructia existenta cu lucrarile executate la zi este de EUR 555.000, prin urmare LTV-ul pentru primele 2 transe va fi de ~50%.
