The goal for our next investment opportunity is to finance the completion of the construction works for 9 individual houses situated in Sura Mare commune, Sibiu County, Transylvania region, Romania. Crowdestate investors will have the opportunity to invest in a mortgaged secured senior construction loan in a total amount of EUR 500,000, arranged in 1-4 tranches. In the first tranche, EUR 133,300 was raised. In the second tranche, EUR 51,000 was raised. This will be the third tranche of the investment opportunity in the amount of EUR 149,000. The source of reimbursement will be the sale of the houses when finalized. This development phase of the project involves 25 houses.  From the total 9 houses which are the objects of this investment opportunity only 4 are pre-sold. The houses are expected to be delivered by December 2023. Other sources of reimbursement can be refinancing from one of the banks operating in Romania, the sale of other land plots owned by the Project Owner within the project or from the company’s operating revenues.The investment tenor for this tranche is up to 6 months. The interest rate of the loan is 16,5% p.a. The principal and interest payments will be made at the end of the loan period. The loan will be secured by a 3rd rank mortgage on the land plots and existing constructions. The land plots and constructions in different stages of development were evaluated in July 2023 for a total amount of EUR 1,364,330 by Fortis Global Management. Thus, the max LTV after the 3rd tranche will be bellow 25%.

Meie järgmise investeerimisvõimaluse eesmärk on rahastada 9 üksikelamu ehitustööde lõpuleviimist Sura Mare vallas, Sibiu maakonnas, Transilvaania piirkonnas, Rumeenias. Crowdestate'i investoritel on võimalus investeerida hüpoteegiga tagatud ehituslaenu kogusummas 500,000 eurot, mis on korraldatud 1-4 rahastusvoorus. Esimeses rahastamisvoorus kaasati 133,300 eurot, teise rahastamisvoorus kaasati 51,000 eurot ja praeguses kolmas voorus kaasatakse teine 149,000 eurot. Tagasimaksmise allikaks on majade müük pärast valmimist. See projekti arendusetapp seisneb 25 eramu ehitamises.                                 Selle investeerimisvõimaluse objektiks olevast 9 majast on eelmüüdud vaid 4. Majad peaksid valmima 2023. aasta detsember. Muudeks tagasimaksmise allikateks võivad olla: refinantseerimine mõnest Rumeenias tegutsevast pangast, Projektiomaniku omandis olevate teiste projektiga seotud kinnistute müük või ettevõtte muud tulud.Laenuperioodiks on kuni 6 kuud. Laenu intressimäär on 16,5% aastas. Põhiosa tagastatakse ja intressimakseid tehakse laenuperioodi lõpus. Laenu tagatiseks on kolmas järjekoha hüpoteek arendatavatele kinnistutele ja olemasolevatele ehitisele. Fortis Global Management hindas 2023. aasta juulil maatükke ja olemasolevaid 9 ehitist, mis on erinevates arenguetappides, kogusummas 1,364,330 euro väärtuseks. Seega on, parast 3. osa  LTV ~25%.

Obiectivul acestei oportunitati de investitie este finantarea finalizarii lucrarilor de constructie pentru 9 case individuale situate in  loc. Sura Mare, Jud. Sibiu, Transilvania, Romania. Investitorii Crowdestate vor avea oportunitatea de a investi intr-un imprumut senior pentru constructie in suma totala de 500.000 EUR, acordat in 1-4 transe. Prima transa de 133.300 EUR a fost finantata in August 2023. A doua transa a fost finantata in Septembrie 2023. Aceasta va fi a treia transa de finantare in cadrul proiectului in suma de 149.000 EUR. Sursa de rambursare va fi vanzarea caselor la momentul finalizarii acestora. Aceasta faza de dezvoltare a proiectului cuprinde 25 de case individuale. Din totalul celor 9 case care fac obiectul acestei oportunitati de investitie un numar de 4 case sunt deja pre-contractate. Finalizarea caselor este estimata sa se realizeze la finalul lunii Decembrie 2023. Alte posibile surse de rambursare pot fi refinantarea prin intermediul unei banci din Romania, vanzarea altor loturi de teren detinute de Sponsor, care se afla in cadrul aceluiasi proiect sau din veniturile obtinute de companie din finalizarea altor proiecte curente.Durata investitiei pentru aceasta transa este de pana la 6 luni. Rata dobanzii este de 16.5% pe an. Plata principalului si a dobanzii se va face la finalul perioadei imprumutului. Imprumutul va fi garantat cu ipoteca de rang 3 pe loturile de teren si constructiile existente. Terenurile si constructiile existente, care se afla in stadii diferite de dezvoltare au fost evaluate in Iulie 2023 pentru suma de 1.364.330 EUR de catre Fortis Global Management. Prin urmare, LTV-ul maxim dupa transa 3 de finantare va fi mai mic de 25%.
